After a successful 7-year career in banking, Derrick Middleton, founder of Giving Works, Inc., realized that the upward mobility he sought in the corporate world was limited. As he worked closely with entrepreneurial clients, he was inspired by their drive and success. Encouraged by their advice, Derrick took the bold leap into entrepreneurship, determined to build something greater—a legacy of financial empowerment. 

His journey began with the founding of Intercessions, Inc., a nonprofit organization committed to educating aspiring homeowners. Under Derrick’s leadership, Intercessions, Inc. became a cornerstone of homebuyer education across North Carolina, South Carolina, and Virginia. The organization’s impact was recognized when it was awarded the prestigious Mortgage Champion Award, honoring its significant role in promoting affordable homeownership in alignment with Bank of America’s $4.5 Billion Community Commitment. 

Over the years, Derrick has built an impressive portfolio of both for-profit and nonprofit ventures. His businesses include Divine Intervention Mortgage, LLC, REO Realty, LLC, Manna Chapel, Inc., and 2055 Appraisals, Inc. These enterprises, rooted in real estate and financial services, have allowed him to accumulate over 30 years of escrowed capital, invaluable connections, and industry wisdom. 

Today, through Giving Works, Inc., Derrick Middleton, alongside a team of proven professionals, leads a transformative, faith-based initiative aimed at educating and empowering individuals from underserved communities. This initiative focuses on teaching actionable wealth-building strategies, with an emphasis on real estate and stock market investments. Founder’s Biography

Derrick Middleton is the visionary Executive Director of Giving Works, Inc., bringing over three decades of experience in community development, real estate, finance, and affordable housing initiatives. With a deep-rooted passion for empowering underserved communities, Derrick has dedicated his career to providing critical financial literacy, homebuyer education, and investment strategies to help individuals build wealth and long-term financial stability. 

Since founding Giving Works, Inc. in 2021, Derrick has led efforts to educate first-time homebuyers, aspiring investors, and underserved populations on the fundamentals of financial management, real estate, and investment opportunities. Under his leadership, Giving Works, Inc. has promoted affordable housing initiatives and fostered economic development through its educational programs. Derrick’s entrepreneurial journey began in 1999 when he founded Intercessions, Inc., a nonprofit organization that provided homebuyer education to over 3,500 mortgage applicants across North Carolina, South Carolina, and Virginia. Through partnerships with major financial institutions like Bank of America, he played a pivotal role in facilitating over $3.5 billion in mortgage loans, improving access to affordable housing throughout the region. 

In addition to his work with Giving Works, Inc., Derrick is also the owner of REO Realty, LLC, where he has represented banks in the sale of foreclosed properties since 2009. He has completed over 2,000 Broker Price Opinions (BPOs) annually for national banks, providing expert real estate valuations and guiding banks through the foreclosure process. 

As the founder of 2055 Appraisals, Inc., Derrick has been a Certified Residential Appraiser since 2015, developing accurate property valuations for Appraisal Management Companies and lending institutions. His extensive experience in both real estate brokerage and appraisals has solidified his reputation as an expert in real estate finance and foreclosures. 

Previously, Derrick served as the Chief Executive Officer of Divine Intervention Mortgage, LLC, where he managed the closing of over 50 CRA-eligible mortgage loans annually and oversaw a team of loan officers across multiple states. His ability to navigate complex financial landscapes and his commitment to improving access to homeownership have been central to his career. 

Derrick holds a B.A. in Economics from the University of North Carolina at Chapel Hill, is a Fellow of the NC Institute of Political Leadership, and was recognized as a Darden Scholar at the University of Virginia. His diverse educational background and leadership training have equipped him with the knowledge and skills to spearhead innovative community development projects.

The organization is also actively raising $100 million in partnership with financial institutions that operate in alignment with the Community Reinvestment Act (CRA) and are committed to diversity, equity, and inclusion. These financial institutions sponsor individuals to attend Giving Works, Inc.’s virtual educational programs, further extending the organization’s reach and impact in economically disadvantaged communities.
